Frequently Asked Questions

Have any questions we didn't cover?

We're here to help! If you have any other questions about our services, pricing, or process, please don't hesitate to contact us directly.

How do I know if my home needs to be leveled?

Signs include uneven floors, cracks in the walls or ceiling, doors and windows that stick, or gaps forming in the marriage line. If you notice any of these, it's likely time for the home to be re leveled.

What's the difference between a re-level and a complete level?

A re-level adjusts and corrects the home's position on its existing piers or blocks. A complete level involves a full reset of the foundation, replacing or adjusting all supports and ensuring the entire home is back to its proper elevation.

What kind of warranty do you offer?

We provide a 1-year standard warranty on re-levels and a 2-year standard warranty on complete leveling services. We also offer an optional extended warranty program for additional peace of mind.

What is skirting and why is it important?

Skirting is the material that encloses the space underneath a mobile or modular home. It helps with insulation, keeps pests out, improves curb appeal, and protects against weather and moisture.

Do you install moisture barriers under mobile homes?

Yes! We install heavy-duty moisture barriers to prevent excess ground moisture from forming under the home. Also keeps the ground from drying out or cracking which causes the shifting of the columuns and earth movement.

How long does a typical job take?

Most re-levels and moisture barrier installs can be completed in 1 day. Complete levels or larger jobs may take 2–3 days, depending on size and condition.

Is the estimate really free?

Yes, absolutely- estimates are free within 100 miles of our location. If you're located beyond that, a small service fee may apply based on the distance. The good news? That fee will be credited toward your final bill if you choose to move forward with our services.

What areas do you serve?

We are based in Royse City, TX, and serve surrounding areas across East Texas. If you're unsure if you're in our service area, just reach out and ask!

Do you level pier and beam homes as well as mobile homes?

Yes! We level both mobile/modular homes and pier & beam structures. Each type of foundation requires a different approach, and our team is trained to handle both with precision.

Will leveling my home cause any damage inside?

Minor shifting can occur (like small cracks in drywall or trim), but we take every precaution to minimize interior movement during the leveling process. Most homes adjust smoothly with little to no visible effects.

How often should a mobile home be re-leveled?

Typically, mobile homes should be checked and possibly re-leveled every 3 to 5 years, depending on soil conditions, weather, and how the home was originally set up.

What kind of materials do you use for leveling?

We use high-quality blocks, steel jacks, and digital water-leveling tools to ensure accuracy and durability (which puts us within a 1/10th of a inch) All materials meet or exceed industry standards for safety and longevity.

Do you remove and dispose of old skirting?

Yes—we offer skirting removal and disposal as part of any replacement or new installation service. We'll make sure everything is clean and prepped before installing the new skirting.

Can moisture barriers be installed in any weather?

Moisture barrier installation is best done in dry conditions. If the ground is too wet or muddy, we may reschedule to ensure the best possible results.

Are your services insured?
